In January of this year, the number of completed dwellings classified as 'malicious unsold' reached 23,000 units. Malicious unsold dwellings increased, especially in non-capital areas.
The total number of unsold dwellings nationwide was 72,624 units, showing an increase from the previous year. In particular, the increase rate of unsold dwellings in Seoul was 41.3%, the largest nationwide.
According to the Ministry of Land, Infrastructure and Transport's January housing statistics released on the 27th, the number of completed unsold dwellings nationwide was 22,872 units, a 6.5% increase compared to the previous month.
Malicious unsold dwellings are on the rise, particularly in regional areas. The number of malicious unsold dwellings in regional areas was 18,426 units, an increase of 6.9% (1,197 units) from the previous month. In the metropolitan area including Seoul, the number of malicious unsold dwellings was 4,446 units, showing an increase of 4.6% (195 units) compared to the prior month.
The total number of unsold dwellings nationwide was 72,624 units, reflecting an upward trend compared to the previous year. The share of regional areas still constituted a large portion of the overall unsold dwellings. However, the increase rate of unsold dwellings in the metropolitan area, including Seoul, was higher than that of non-capital areas. The rate of increase in unsold dwellings in Seoul was 41.3% (395 units) compared to the previous month, the largest nationwide. In Gyeonggi Province, unsold dwellings also rose by 16.8% (2,181 units) compared to the prior month.
In contrast, the number of unsold dwellings in non-capital areas was recorded at 52,876 units, down 0.6% (300 units) from the previous month. Most areas saw a decrease in unsold dwellings compared to the prior month. However, the provinces of North Jeolla (24.9%), North Chungcheong (13.6%), and South Chungcheong (3.0%) saw an increase in unsold dwellings.
By size, unsold dwellings over 85 square meters totaled 10,876 units, marking a 5.1% increase from the previous month. Those under 85 square meters amounted to 61,748 units, increasing by 3.2% compared to the prior month.
The number of dwelling transactions in January decreased compared to the previous month. The number of transactions in January was 38,322, down 16.5% from the previous month (45,921). In the metropolitan area, the decrease was 11.8%, while in non-capital areas, it was 20.3%. The previously strong Seoul apartment transactions also fell to 3,233, down 11.6% from the previous month (3,656).
The number of lease transactions was recorded at 200,677, a decrease of 7.9% from the previous month (217,971). In the metropolitan and non-capital areas, transactions decreased by 9.2% and 5.5%, respectively.
In January of this year, while permits in the metropolitan area increased compared to the previous year, non-capital area permits halved. The number of permits in the metropolitan area reached 15,128 units, a 37.9% increase from January of last year. In Seoul, the number was 2,783, up 11.3%. In contrast, permits in non-capital areas were 7,324 units, down 50.7% compared to the same month last year.
Dwelling supply only showed an increase in Seoul. In January, the number of commencements in Seoul was 2,044 units, a 56.5% increase compared to the same month last year. However, the number of commencements in the metropolitan area was 3,985 units, down 68.4%, and non-capital areas also saw a 40.1% decrease with only 6,193 units commencing.
In January, the number of sales in the metropolitan area was 3,617 units, a 54.2% decrease compared to the same month last year (7,906 units). In non-capital areas, it was 3,823 units, down 35.5% from the same month last year (5,924 units). In terms of completions, the metropolitan area saw 16,032 units, a 19.4% decrease compared to the same month last year. Non-capital areas increased to 25,692 units, marking a 52.2% rise.
