Next month, more than 30,000 households will begin to move in across the country. In Seoul, the number of large-scale moves is expected to reach the highest recorded since the beginning of the survey.
According to Real Estate R114 on the 21st, in March, a total of 58 apartment complexes, comprising 27,541 households (including rentals), will begin housewarming ceremonies across the country. Although this is a decrease of more than 10,000 households compared to the same period last year, it is an increase of about 7,000 households from the previous month. In particular, the volume in the metropolitan area has tripled (from 4,645 households in February to 15,084 households in March).
The planned move-in volume in the metropolitan area is a total of 15,084 households, with ▲Gyeonggi Province (7,629 households) ▲Seoul (5,218 households) ▲Incheon (2,237 households) in that order. Looking at the changes in volume by region compared to the previous month, Gyeonggi Province increased twofold (from 3,758 households to 7,629 households), Seoul increased tenfold (from 484 households to 5,218 households), and Incheon increased fivefold (from 403 households to 2,237 households).
In Seoul, the volume for the same month is the highest since Real Estate R114 began its national apartment move-in survey in 2000. The large complexes such as 'Jangwi Jaya Radiant' in Jangwi-dong, Seongbuk-gu (2,840 households) and 'Lotte Castle East Pole' in Jayang-dong, Gwangjin-gu (1,063 households) have a significant impact.
The move-in volume in Gyeonggi Province is concentrated in Yangju, Suwon, Osan, and Anyang, with notable developments such as 'Jangheung Station Kyungnam Honorsville Bukhangsan View' in Jangheung-myeon, Yangju City (741 households), 'Yeongtong Prugio Trecento' in Mangpo-dong, Suwon City (796 households), 'Osan Segyo 2 Hanshin The Hue' in Tapdong, Osan City (844 households), and 'Acro Best New' in Hogye-dong, Anyang City (1,011 households). In Incheon, developments scheduled for move-in in Songdo New Town include 'Songdo Lux Ocean SK View' (1,114 households) and 'The Shop Songdo Arc Bay' (775 households).
The move-in volume in local areas totals 12,457 households, down 44% compared to the same period last year (22,295 households) and down 22% from the previous month (16,005 households).
By region, the most households are in ▲Chungnam (1,920 households) ▲Jeonbuk (1,617 households) ▲Busan (1,522 households). Major complexes include 'Baekhyeongsan Buam Seohee Star Hills' in Buam-dong, Jin-gu, Busan (1,295 households), 'Hillstate Dujeong Station' in Dujeong-dong, Cheonan City, Chungnam (997 households), and 'Jungchon SK View' in Jungchon-dong, Jung-gu, Daejeon (808 households).
Real Estate R114 noted, "As the spring moving season approaches, the choices for consumers have increased, but with the tiredness from rising rental prices over the past year, it is becoming difficult to afford the deposits, leading to an increase in contracts that lower rent deposits and raise monthly rents instead of pure leases." They added, "With the volume surge in January and February, along with a concentration of move-ins in March in regions such as Busan, Gyeongnam, and Gyeongbuk, a downturn in rental prices is likely to be unavoidable for some time."
