The price of APT. in Seoul recorded a three-week consecutive increase, with some complexes seeing rising transactions, resulting in the expansion of the price increase. However, the national APT. price has shown a declining trend for 13 straight weeks.
According to the Korea Real Estate Board on the 20th, the national APT. price for the third week of February (as of Feb. 17) fell by 0.03% compared to the previous week. The decline has slowed compared to the previous week (-0.04%).
The price of APT. in Seoul increased by 0.06%, a larger increase compared to the previous week (0.02%). By autonomous district, Geumcheon District (-0.01%) saw a decline mainly in Siheung-dong and Doksan-dong, and Guro District (-0.01%) primarily in Guro-dong and Gaebong-dong, while Songpa District (0.36%) increased mainly in Jamsil-dong and Sincheon-dong, Gangnam District (0.27%) increased mainly in Daechi-dong and Cheongdam-dong, and Seocho District (0.18%) increased mainly in Seocho-dong and Jamwon-dong.
In Gangbuk, Gwangjin District (0.05%) increased mainly in Gwangjang-dong and Guui-dong, and Mapo District (0.02%) rose mainly in Ahyeon-dong and Gongdeok-dong, while Dongdaemun District (-0.05%) decreased mainly in Jang-an-dong and Dapsimni-dong, Nowon District (-0.04%) decreased mainly in SangGye-dong and JungGye-dong, and Dobong District (-0.04%) decreased mainly in Banghak-dong and Chang-dong.
The Korea Real Estate Board noted that "while there is a mixed trend of increases and decreases by region and complex, the desired selling price is rising in reconstruction and major preferred complexes, and rising transactions are being finalized, leading to an expansion of the increase compared to last week."
The metropolitan area decreased by 0.01% this week, reducing the decline compared to the previous week (-0.03%), and the provinces also decreased by 0.04%, thus narrowing the decline from the previous week (-0.05%).
Gyeonggi Province fell by 0.04%, reducing the decline compared to the previous week (-0.05%), and Incheon decreased by 0.06% this week, narrowing the decline compared to the previous week (-0.08%).
In Gyeonggi Province, Gwacheon (0.15%), Bucheon Wonmi District (0.14%), and others were on an upward trend, while Pyeongtaek (-0.23%), Gwangmyeong (-0.18%), and Seongnam Jungwon District (-0.14%) were on a downward trend. In Incheon, Gyeyang District (-0.12%), Seo District (-0.10%), Yeonsu District (-0.10%), Namdong District (-0.04%), and Jung District (-0.03%) also showed downward trends.
The nationwide APT. rental price saw a transition to stability after falling by 0.01% from the previous week. The metropolitan area (0.00%→0.01%) turned to an increase, Seoul (0.02%→0.02%) maintained its increase, and the provinces (-0.01%→-0.01%) maintained their decline.
The Korea Real Estate Board explained that "while rental prices continue to decline in suburban and older buildings, inquiries about rentals remain steady in preferred complexes with good residential conditions, such as school districts and subway lines, and rising contracts are being finalized, sustaining the overall increase in Seoul."
