The average monthly rent and management fee for one-room apartments (under 33㎡) near major universities in Seoul have risen compared to a year ago, with a deposit of 10 million won.
According to the real estate information platform 'Dabang,' the average monthly rent for one-room apartments near the top 10 universities in Seoul with a deposit of 10 million won is 609,000 won, and the average management fee is 78,000 won in January, ahead of the 2025 academic year. This is an increase of 6.1% compared to last January's average monthly rent of 574,000 won and an increase of 8.1% from the average management fee of 72,000 won last January.
The average monthly rent in areas near Sungkyunkwan University rose 33% from 470,000 won in the same month last year to 625,000 won this year, marking the largest increase in a year. Following this, the area near Chung-Ang University increased by 9.8% from 480,000 won to 527,000 won, the area near Yonsei University rose 7.2% from 600,000 won to 643,000 won, the area near Hankuk University of Foreign Studies increased 6.9% from 590,000 won to 631,000 won, and the area near Korea University saw a 6% rise from 570,000 won to 604,000 won.
The area near Ewha Womans University recorded the highest increase in management fees, rising 16.7% from 90,000 won last year to 105,000 won this year, marking the largest increase in a year. Following this, the area near Korea University increased 14.3% from 70,000 won to 80,000 won, while the areas near Kyunghee University and Hankuk University of Foreign Studies saw respective increases of 11.4% from 70,000 won to 78,000 won. The area near Yonsei University rose 8.6% from 70,000 won to 76,000 won, the area near Seoul National University saw an increase of 6.3% from 80,000 won to 85,000 won, Chung-Ang University increased by 5% from 80,000 won to 84,000 won, and the area near Hanyang University rose 4.3% from 70,000 won to 73,000 won.
The average management fee in the area near Sogang University remained the same as last year at 60,000 won, while the average management fee near Sungkyunkwan University decreased by 1.7% from 60,000 won to 59,000 won.
The one-room apartments near Ewha Womans University were identified as the most expensive area for average monthly rent and management fees again this year. The average monthly rent for one-room apartments near Ewha Womans University is 741,000 won, followed by 643,000 won near Yonsei University, 642,000 won near Sogang University, 631,000 won near Hankuk University of Foreign Studies, 625,000 won near Sungkyunkwan University, and 622,000 won near Kyunghee University.
In terms of management fees, the area near Ewha Womans University recorded 105,000 won, 85,000 won near Seoul National University, 84,000 won near Chung-Ang University, 80,000 won near Korea University, 78,000 won near Kyunghee University and Hankuk University of Foreign Studies, 76,000 won near Yonsei University, 73,000 won near Hanyang University, and 60,000 won near Sogang University, with Sungkyunkwan University at 59,000 won.
Meanwhile, the average monthly rent for one-room apartments near major universities in Seoul was 600,000 won, and the average management fee was 79,000 won as of August 2024, ahead of the start of the second semester. Compared to this, the average monthly rent in January increased by 9,000 won, while the average management fee decreased by 1,000 won.
Jang Jun-hyuk, Deputy Minister of Marketing at Dabang, noted, 'The average monthly rent for one-room apartments near major universities in Seoul has continued to rise since it exceeded 600,000 won in August,' adding, 'It seems that the strong rent trend is impacting the university areas as well.'
