On the 22nd, 'The Sharp First World Seoul', which conducted its first-ranking subscription last month in Jungnang District, Seoul, will hold a ranking-free subscription. This residential complex targets 267 units that are unsold. Among the units remaining, there is a substantial amount of larger units including the highly preferred national standard (84㎡), which may attract many applicants. The results of the ranking-free subscription will be released the following day on the 23rd.
This apartment, supplied by POSCO Engineering & Construction, includes 596 units (excluding special supply) out of a total of 999 units, spanning 8 basement floors to 49 above ground, across 5 buildings, with exclusive areas ranging from 39 to 118㎡. It advertised its near proximity to Sangbong Station, which will have 5 lines (planned), boasting a pentahouse area. As a result, the average competition ratio recorded for the first-ranking subscription was 9.35 to 1.
However, the controversy over high sale prices has held back the contract rate, which remained at around 70% even after the second-ranking subscription. The sale price is around 1.3 billion won for the 84㎡ standard, and analyses suggest that the actual sale price, including options and interim interest, is approximately 1.4 billion won.
However, there is a high possibility that the units will be smoothly absorbed in the ranking-free subscription. This is essentially the last opportunity for homeowners to participate in the so-called "ranking-free grab". In the case of 'Seoul One i-Park', unsold units were also resolved in the ranking-free subscription for the same reason, excluding large units.
Ham Young-jin, head of the Real Estate Research Lab at Woori Bank, noted that "with the strengthening of related laws to allow only those without homes or residents of the area to apply for ranking-free subscriptions, there will be an influx of actual demanders."
On this day, the 'Hillstate Deungchon Station' in Gangseo District will hold a ranking-free subscription for 4 unsold units of 84㎡, while 'Changyeonggung Lotte Castle Signature' will proceed with first-come, first-served contracting.
The Ministry of Land, Infrastructure and Transport announced in the '2025 Major Business Promotion Plan' released on the 13th that it will prepare a reform plan for the related system by February to ensure that ranking-free subscription dwellings can be supplied to those without housing. This aims to prevent trends where homeowners and cash-rich individuals dive into ranking-free subscriptions seeking capital gain, ensuring opportunities to return to those without homes.
