The large-scale commercial facility Technosquare, which is making its first appearance at Cheongju Technopolis Superblock, is attracting interest from consumers in the Cheongju real estate market.
According to the real estate industry on the 12th, apartments surrounding the commercial area in front of Beocheongju Station, known as Cheongju Technopolis Superblock, recorded high competition rates in first-round apartment subscriptions from last year to this year.
Cheongju Technopolis is a complex city being constructed in the Cheongju area of North Chungcheong Province, covering an area of 3.8 million square meters, which is about 1.3 times the size of Yeouido. A total project cost of 2.15 trillion won is invested to develop a high-tech industrial belt in the Chungcheong area with corporations such as SK hynix and LG H&H, aimed at fostering the four national advanced strategic industries: semiconductors, displays, and secondary batteries.
To the north is the Ochang Science Industrial Complex, and to the south is the Osong Bio Science Industrial Complex, which are expected to see a steady influx of population and expansion of infrastructure. In April last year, SK hynix also announced a large-scale additional investment plan amounting to 20 trillion won as a production hub for high-bandwidth memory.
The transportation environment is excellent. Access to the Cheongju Western Interchange on the Jungbu Expressway and the Gyeongbu Expressway, located just three minutes away by car, makes it easy to travel to Seoul and the metropolitan area.
Along with the heat in the apartment market of Cheongju Technopolis, Technosquare, which is the first large-scale commercial facility to be unveiled within the superblock, is also gaining attention among consumers. Technosquare will be developed on a total area of 1,759 square meters, with two basement levels and eight above-ground floors, consisting of a total of 138 units. Real estate industry opinions indicate that demand is bustling as consumers seek better commercial locations in front of the premier APT., Shin Young Jiwell Prugio Central.
Cheongju Technosquare is located in a jar-like commercial district surrounded by the main apartment complexes of Technopolis. It is also a straight line coming down from Beocheongju Station. The double-track railway connecting Cheonan and Cheongju International Airport, scheduled to open in 2029, will allow access to Cheongju Airport within six minutes, Osong in nine minutes, and Seoul in one hour and 20 minutes. It is expected to serve as a hub between the metropolitan area and the central region while attracting external demand from users of the only international airport in Chungcheong Province.
Technosquare has applied specialized design fitting for a major shopping area within the superblock. It features a high openness with a maximum ceiling height of 5.2 meters, rooftop terrace rooms, and a rooftop garden. A self-parking lot with 83 separate entry and exit points will also be established. The exclusivity rate is high at over 63%.
To facilitate the smooth entry of medical facilities, a total of three elevators operate on all floors, including two large elevators with a capacity of 15 people and one 21-person elevator capable of transporting hospital beds. The project has strengthened safety by installing shielding walls for electric vehicle zones and firewalls in the underground parking lot through the double supervision of specialized construction management.
The exterior features four types of high-end materials and a three-sided curtain wall design. It showcases an eco-friendly design that improves energy efficiency through triple-glazed windows.
A representative from the Cheongju Technosquare sales department noted, "Cheongju Technopolis is a complex city with self-sustaining functions, and interest in commercial facilities is rising along with continuous population growth." They added, "Cheongju Technosquare is the first commercial facility within the superblock, and its excellent location in the jar-like commercial area is an advantage."
