Last year, apartment sale prices rose significantly, with the sale price in Seoul approaching 20 million won per m².
According to a report released by the real estate company Real House, which aggregated data from Subscription Home as of the end of December last year, the average sale price per m² of newly sold apartments in Seoul over the past year was 19.97 million won based on exclusive area. This marks a 33.6% increase compared to the same month a year earlier, significantly surpassing the national average increase rate of 12.6%.
The sale price in Seoul increased significantly last year. The average sale price per m² in Seoul, which had been in the 11 million won range in early 2021, first exceeded 15 million won in January last year and continued to rise steadily, reaching an average of 19.97 million won per m² by the end of 2024.
Looking at the sale price per m² by region in December, Gyeongnam (4.6%), Gyeongbuk (3.4%), Daegu (1.5%), Seoul (1.1%), Jeju (0.6%), Chungbuk (0.5%), Gwangju (0.4%), and Busan (0.3%) all saw increases compared to November. Ulsan and Jeonbuk remained stable, while Daejeon (-0.4%), Jeonnam (-0.6%), Chungnam (-0.8%), Gangwon (-1.1%), Gyeonggi (-1.5%), and Incheon (-2.6%) experienced declines.
By district, the sale price in Gwangjin-gu, Seoul, was the highest. Last year, with the inclusion of the historically high sale price 'Pojaseo Hangang' in Gwangjin-gu, the average sale price reached 40.29 million won per m² in December. This was followed by Gangnam-gu (29.48 million won), Seocho-gu (27.12 million won), and Songpa-gu (23.59 million won). In Gyeonggi Province, Gwacheon City recorded an average sale price of 17 million won.
Outside the capital area, Suyeong-gu in Busan recorded the highest sale price per m² at 14.47 million won. Additionally, Daegu Suseong-gu and Busan Dong-gu surpassed an average of 10 million won. Jeongheung in Jeonnam had an average of 3.62 million won.
