Last year, the share supplied by the top 10 large construction companies in the national housing market accounted for half of the total. In Seoul, 8 out of 10 households were supplied by large construction companies, indicating that polarization in the construction market is intensifying.
According to Real Estate R114 on the 5th, among the 241,866 households that were supplied nationwide last year, the amount from the top 10 construction companies (based on the 2024 construction capacity evaluation) was 120,538 households (49.8%), reaching half of the total. In 2022, the share of the top 10 construction companies was 119,029 households (35.2%) out of a total supply of 338,351 households, which was about one-third. This share rose to 43.9% in 2023.
Looking at the supply volume of large construction companies, GS Engineering and Construction had the highest with 19,676 households, followed by Hyundai Construction with 19,325 households, Daewoo Construction with 18,601 households, Lotte Construction with 17,132 households, POSCO E&C with 12,674 households, HDC Hyundai Development Company with 8,578 households, DL E&C with 8,425 households, SK Eco Plant with 5,808 households, Hyundai Engineering with 5,249 households, and Samsung C&T with 5,070 households.
In particular, in Seoul, the share of the top 10 construction companies' supply has been over 80% for three consecutive years. The volume supplied by the top 10 construction companies in Seoul was 22,891 households (86.3%) in 2022, 19,414 households (81.5%) in 2023, and 23,711 households (82.8%) in 2024.
The supply volume in the metropolitan area, including Seoul, also recorded 68,402 households from the top 10 construction companies out of a total of 139,285 households last year, accounting for 49.1% of the total. In 2022 and 2023, the supply share of these construction companies was 37.0% and 46.3%, respectively.
In the five major metropolitan cities, the supply share of the top 10 construction companies also exceeded half at 55.3% (38.3% in 2023), while in local areas, it stood at 45.4% (42.7% in 2023). This indicates that the presence of small and medium-sized construction companies has diminished nationwide.
