Lotte Engineering & Construction announced on the 30th that it was selected as the construction company at the 'Yongsan Sanho Apartment Dwellings Reconstruction Maintenance Project Constructor Selection General Meeting' held at the Seonin Central Church in Yongsan District on the 28th.
The Yongsan Sanho Apartment Reconstruction Project, which received business implementation approval in March, is a project to develop a site measuring 118-16 Wonyo-ro 4-ga in Yongsan District, Seoul, into 7 buildings with 647 dwellings (including 73 rental units) across three underground levels and 35 above ground, along with auxiliary welfare facilities, with a construction cost of approximately 313.5 billion won.
The complex is located along the Han River, offering views of the river, and is adjacent to the Wonhyo Bridge and Mapo Bridge, with excellent transportation networks making it easy to move around central Seoul. Additionally, the area is well-equipped with educational infrastructure, including Wonhyo Elementary School and Seongshim Middle School/High School, and there are also upcoming development opportunities in the Yongsan International Business District nearby.
Lotte Engineering & Construction proposed a bidding plan with alternative designs that enhance the pleasantness of the complex, based on the existing business implementation approval design, while making minor design changes within the maintenance plan. The company noted that it also suggested specialized designs in accordance with the consortium's bidding guidelines for the swift advancement of the project.
The specialized design proposed by Lotte Engineering & Construction actively incorporates the '2040 Seoul City Master Plan,' which eliminates uniform floor height regulations, arranging four buildings with a maximum height of 48 floors. In particular, the design applies piloti specialization that enhances openness and space utilization, enabling 'Han River views for all dwellings,' and plans to introduce a 'sky lounge' facing the Han River along with a view-type elevator.
A representative from Lotte Engineering & Construction said, 'We proposed a specialized design for a '100% Han River view' that was a wish of the consortium members and various project conditions suited to the characteristics of the complex,' adding, 'To quickly complete 'Yongsan Leel' as a landmark representing the Han River beyond Yongsan, we will put forth Lotte Engineering & Construction's technological capabilities and know-how without reservation.'
