Shin Dong-A Construction announced on the 24th that it will open the model house for 'Gyeomdan New Town Familier Elip' on the 27th and begin full-scale sales.

'Gyeomdan New Town Familier Elip' is located at AA32BL in Gyeomdan New Town, Seo-gu, Incheon (Majeon-dong 398-2) and will consist of 11 buildings, 3 underground floors to 15 floors above ground, with a total of 669 dwellings sized from 64 to 110 square meters. By housing type, there will be ▲ 213 dwellings of 64 square meters ▲ 255 dwellings of 84 square meters ▲ 193 dwellings of 98 square meters ▲ 8 dwellings of 110 square meters (duplex and penthouse).

About 30% of the total number of units, or 201 dwellings, consist of large-scale units exceeding 85 square meters, which are rare in Gyeomdan New Town. Among these, the 110 square meters will be designed as duplex and penthouse. Additionally, the apartments, subject to the price ceiling system, have been set at a reasonable average sale price of 1.65 million won per 3.3 square meters. In November, the average sale price for apartments sold in Gyeomdan New Town was set at 1.736 million won per 3.3 square meters.

The sale schedule for 'Gyeomdan New Town Familier Elip' will start with a special supply on the 30th, followed by first priority on the 31st and second priority on January 2 of next year. The results will be announced on January 8 of next year, and the contract signing will take place over three days from January 19 to 21. Occupancy is scheduled for July 2027.

'Gyeomdan New Town Familier Elip' boasts a pleasant living environment, being close to parks. A waterfront park (planned) is located right in front, surrounded by several neighborhood parks (planned).

There are plans to establish an elementary school and a kindergarten directly in front of the complex. Additionally, the area will feature a study zone centered around nearby commercial districts.

Furthermore, nearby, the extension of Line 1 of the Incheon subway within Gyeomdan New Town is under development, aiming to open in May next year. The GTX-D line is also planned. Once the GTX-D line opens, it is expected to reach Gangnam in about 30 minutes. Additionally, it is relatively close to the Majeon Station on Line 2 of the Incheon subway. The extension project connecting Gyeomdan New Town to Goyang City is also underway for Line 2.

The special planning zone, which is likely to increase the value of Gyeomdan New Town, is also expected to be advantageous. The special planning zone refers to areas that require creative development plans, designated and managed separately from the district unit plan. Gyeomdan New Town has five special planning zones, including Canal Complex, Human Energy Town, and Work-Life Balance Village. This complex is near 'Human Energy Town,' which is being developed as an energy self-sufficient pilot project, and the 'Canal Complex,' which is being designed as a waterfront commercial specialization street.

Moreover, this complex won a special design competition. In September 2021, the Incheon Urban Corporation held a special design competition with the aim of seeking differentiated spatial planning and sustainable residential model realization in Gyeomdan New Town. This complex was awarded for its plan to create a future-oriented green living space through the concept of 'Evergreen,' as well as for its plans to establish a community platform to revitalize the community and build smart zero-energy apartments.
