The Hanamm 3 district, regarded as the 'largest fish' in Seoul's redevelopment projects, will be reborn as a 'mini new town' with about 6,000 households.
The Seoul city government noted on the 24th that it has amended and approved the 'Hanamm 3 redevelopment promotion district redevelopment promotion plan amendment' during the 9th Urban Restructuring Committee meeting held on the 23rd.
The Hanamm 3 district, located in Hannam-dong, Yongsan-gu, spans a total area of 386,364 square meters and has been undergoing relocation since it was designated as a promotion district in October 2009, aiming to start construction in 2026. The current relocation rate is 96%.
With the revised redevelopment promotion plan, the Hanamm 3 district will be reborn as a complex with 5,988 households, including 1,100 public housing units, with 127 buildings ranging from 7 stories underground to 22 stories above ground (73 meters). Retail facilities will be constructed with an area of 72,000 square meters.
In compliance with the height standards for the Hanamm area (view standards from the southern part of Banpo Bridge and Hanamm Bridge, as well as from Namsan Sowol-gil), it allows Seoul citizens to share views of Namsan and the Han River.
Considering the height standards and the planned layout of the main buildings, the zoning has been upgraded from general residential area types 1 and 2 to types 2 and 3 general residential and quasi-residential areas, and the residential land for multi-family housing has been expanded through the reallocation of infrastructure such as roads. The residential ratio of the quasi-residential area has been relaxed from 77% to 90% to secure more general sale portions for the union, enabling smooth project progress.
Considering the existing tenants in the district who qualify for public housing, 1,100 public housing units (social mix) have been secured. A green space park, 2.5 times larger than a soccer field shared with local residents, has been distributed throughout the area. To alleviate parking difficulties in the densely populated Itaewon commercial area, two large multi-story parking lots will also be introduced.
