The Hanyang Apartments in Yeouido, built in 1975, will be reconstructed to a maximum of 56 floors.
On the 23rd, the Seoul Metropolitan Government held the 9th Integrated Review Committee for Maintenance Projects and passed the 'Yeouido Hanyang Apartments Dwellings Reconstruction Project' proposal, it reported on the 24th.
The Yeouido Hanyang Apartments passed a safety inspection in 2017 and prepared for reconstruction, but the development plan was delayed after it was suspended the following year over concerns that it would spur rising house prices. Since Mayor Oh Se-hoon took office in 2021, he has pushed for easing reconstruction regulations and has established an expedited integration plan for the reconstruction.
The Yeouido Hanyang Apartments Dwellings Reconstruction Project is the first case among major reconstruction complexes that has established an expedited integration plan and gone through the integrated review committee. The city expects that this project will proceed efficiently through the integrated review.
A complex of up to 56 floors will be built here, including apartments, officetels, business facilities, and public institution buildings. Public contribution facilities such as international financial offices, waterfront facilities, and family centers are also planned. From the planning stage, the goal was to create a financial hub specialized residential complex combining various uses.
On the previous day, the Integrated Review Committee for Maintenance Projects also approved the 'Dokbawi Station Area Urban Maintenance Type Redevelopment Project,' 'Yeongdeungpo Daeseon Flour Mill Zone 1 District 5 Urban Maintenance Type Redevelopment Project,' and 'Yangdong Area Zones 8-1 and 6 Urban Maintenance Type Redevelopment Project.'
The Dokbawi Station Area Urban Maintenance Type Redevelopment Project (within Eunpyeong District, No. 227-7) is in an area with excellent natural scenery and access to public transportation. It is adjacent to Bukhansan Mountain and Bulgwang Neighborhood Park, with Dokbawi Station on Subway Line 6 located right in front.
The project site will include 15 residential buildings (up to 20 stories), a public office, a multicultural museum, and a park. Specifically, 1,478 residential units (including 277 long-term rental units and 139 redevelopment rental units) are planned along with auxiliary welfare facilities.
The Daeseon Flour Mill Zone 1 District 5 Urban Maintenance Type Redevelopment Project (within Yeongdeungpo District, Munrae 3-ga No. 8-2) will include business facilities with a scale of 5 floors underground and 24 floors above ground, located near the Daeseon Flour Mill between Yeongdeungpo Station and Sindorim and Munrae Stations.
By securing open green spaces, the project will provide citizens with relaxation and leisure spaces in the city, while also creating a pedestrian-friendly environment connecting Gyeongin Road and Munrae Station. Additionally, a space will be created in the northern area of the Daeseon Flour Mill for various cultural events such as exhibitions and performances.
Through the Yangdong Area Zones 8-1 and 6 Urban Maintenance Type Redevelopment Project (within Jung District, Namdaemunro 5-ga No. 526), two zones in the Yangdong Area located between Seoul Station and Namsan will be integrated to build business and neighborhood facilities with 9 floors underground and 34 floors above ground. The project also aims to create green spaces linked to the nearby Yangdong Area Zones 4-2 and 7, completing a green and pedestrian pathway connecting Toegye Road to Namsan.
