In the Bangbae-dong area of Seocho-gu, Seoul, where large-scale reconstruction is underway, Bangbae District 15 and District 7 are searching for construction companies. Bangbae District 15 and District 7 will each hold a site briefing on the 20th and 24th, respectively, and will begin the selection process for construction companies by accepting letters of intent to bid.

On the 20th, the reconstruction project association for Bangbae District 15 held a site briefing and received letters of intent to participate in the bidding. Ten construction companies participated in the event, including POSCO Engineering & Construction, Hanshin Engineering & Construction, Kumho Industrial, Hyundai Engineering, HDC Hyundai Industrial Development, Geukdong Construction, Jinheung Enterprise, Hanyang, Daewoo Engineering & Construction, and SK Eco Plant (in the order of registration). According to the association, the construction companies that submitted letters of intent to bid that day were POSCO Engineering & Construction, Kumho Industrial, Hyundai Engineering, and HDC Hyundai Industrial Development, totaling four companies. They plan to accept letters of intent to bid until the 24th.

Bangbae District 15 is a project to redevelop a site of 84,934 square meters located at 528-3, Bangbae-dong, Seocho-gu, which will include apartments with 1,688 units ranging from 3 basement levels to 25 floors, along with retail and community facilities. It is positioned near the subway stations Sadang Station on lines 2 and 4, and Iksu Station on lines 4 and 7.

Construction companies showing significant interest in the Bangbae District 15 reconstruction project include POSCO Engineering & Construction and Samsung C&T. POSCO Engineering & Construction is known to have invested several years in the project. The company previously worked on the reconstruction of the Bangbae Shin-Donga project, which is set to be reborn as Othier Bangbae. A representative from POSCO Engineering & Construction noted, "Since we also attended the site briefing, we are actively reviewing participation in the bidding based on the materials presented by the association."

Samsung C&T, which has secured the reconstruction project for Bangbae District 6 and is preparing to sell it as "Raemian One Perla," was expected to jump into sequential bidding but did not attend the site briefing that day. A representative from Samsung C&T stated, "Although we did not participate in the site briefing, we continue to have interest and are reviewing the project," adding, "We will make a decision while watching the progress schedule."

Meanwhile, Bangbae District 7 is scheduled to hold a site briefing on the 24th. The project for Bangbae District 7 is set to build 316 apartment units in a site area of 17,549 square meters at 891-3, Bangbae-dong, with a structure of four basement levels and 19 floors. Although the scale is small, it is receiving good evaluations for its business prospects due to the large volume available for general sale.

Previously, construction companies did not participate in bidding in June, resulting in a failed bid, and on the 9th, Samsung C&T's solo bid was also unsuccessful. Originally, SK Eco Plant expressed interest by submitting a letter of intent to bid but did not participate in the actual bidding. A representative from SK Eco Plant stated, "Internally, we are reviewing participation in the Bangbae District 7 project, and we will discuss bidding after the review."

As Samsung C&T participated in the previous third round of bidding, it is expected to be actively involved in this bidding as well. A representative from Samsung C&T stated, "Bangbae District 7 is an attractive area in terms of location and business potential. We plan to pay attention and participate."

Bangbae has been regarded as a traditional affluent area with a good location, but due to a lack of new construction sales, property prices have been relatively low compared to Gangnam. However, with numerous large-scale reconstruction projects recently taking place, high-end brand sales like Acro Ritz County and The H in Bangbae have been successful, leading to positive evaluations of business potential. As a result, many construction companies are showing interest in the remaining Districts 15 and 7.

A representative from a large construction company noted, "Although it is a bit distant from Banpo and Seocho, it is primarily in the Gangnam area, where there have not been many large-scale apartment complexes with over 1,000 units. Since many large-scale projects are entering the market with recent overall reconstruction, there is an expectation of good sales performance, which is why construction companies are showing interest."
