The areas around Cheonyeondong 89-16 and two other locations, which are densely populated with low-rise dwellings near Seodaemun Yeongcheon Market, have been designated as ‘Moa Town’ business sites, transforming into a complex of 3,447 dwelling units.

Current status of the Myeonmok-dong area in Jungnang-gu / Data = Seoul City

On the 19th, the Seoul city government held the 20th Small-Scale Housing Redevelopment Integrated Review Committee and noted that it passed the integrated review of the ‘Moa Town management plan (draft) for Cheonyeondong 89-16’ and two other projects.

Moa Town is a project that integrates and redevelops small-scale low-rise residential areas. The management plan (draft) for two other locations, including a site at Myeonmok 5-dong 152-1 and another at Yangcheon 4-dong 724-1, was also approved during this review.

Cheonyeondong Moa Town (27,287 square meters) is an area densely populated with old single-family dwellings, where the proportion of dilapidated buildings is 87.4%, and the ratio of semi-basement dwellings is 45.8%. After redevelopment as Moa Town, the complex will see an increase from the current 352 dwellings to a total of 506 dwellings (including 125 rental units).

Myeonmok 5-dong Moa Town (87,787 square meters) is located at the end of a dead-end road and is densely populated with old single-family dwellings. The level of dilapidation is 79.1%, and the ratio of semi-basement dwellings is 20.3%. Through the project, it will expand from the existing 949 dwellings to a total of 2,110 dwellings (including 352 rental units).

The entrance road, Gyeomjae-ro 18-gil, will be expanded from a two-lane to a three-lane road (6m to 14m). Internal roads, including Gyeomjae-ro 24-gil, Myeonmokcheon-ro 19-gil, and Dongil-ro 96-gil, will each be widened from 6m to 10m, considering the vehicle entrances and exits within the project area.

Mok 4-dong Moa Town (52,958 square meters) is an area densely populated with old residential properties (with a dilapidation rate of 69%). It will be redeveloped into a total of 831 dwellings (including 233 rental units) through the project. The road connecting to the project site, Mokdong Central South Road 3-gil, will be expanded to 10m, and Mokdong Central South Road 9-gil will be expanded to 8m.
