Development of the northern station area around Seoul Station is expected to accelerate along with the area rehabilitation project.
The Seoul city government announced on the 19th that the 17th Urban Planning Committee, held the previous day, amended and approved the "designated redevelopment area and maintenance plan for the urban rehabilitation-focused redevelopment project at 84-1, Namdaemun-ro 5-ga."
Full-scale redevelopment will be promoted for 84-1, Namdaemun-ro 5-ga, located between the already developed Yonsei Severance Building and Grand Central Building near Seoul Station. The area, densely populated with nine small buildings older than 30 years, is expected to enhance urban functions including commercial and office spaces in front of Seoul Station.
With the designation of the maintenance area, the floor area ratio was determined to be below 842% and the height below 100 meters due to contributed acceptance of the buildings. The project includes one office facility of 20 floors above ground, and the second basement to the first floor will focus on community service facilities to revitalize the street along Sejong-daero. Office facilities will be placed from the third to the 20th floors to invigorate the office functions of the outdated commercial space.
A major transformation is also expected in the area densely populated with buildings over 30 years old near Seoul Station. Through this plan revision, it will be reborn as an office facility with a floor area ratio of 1260% and a scale of 30 floors. The area around Seoul Station is actively pursuing numerous refurbishment projects, including the development project of the northern station area around Seoul Station, as well as Seosomun, the Seoul Station-Seodaemun zones 1 and 2, and Yangdong.
Joining the wave of redevelopment projects up to Bongrae district is expected to bring a significant change to the previously stagnant commercial area around Seoul Station. In particular, there are plans to establish high-quality sports facilities based on a new model of public-private collaboration in Jung-gu, which has lacked sports facilities. The recreational sports facilities (in the basement) will consist of indoor gyms for pickleball and table tennis, as well as fitness centers, which will be operated by the Jung-gu Facility Management Corporation.
The Seoul city government noted, "We expect that the designation of this maintenance area will promote appropriate scale mixed-use development in the commercial area around Seoul Station, contributing to revitalizing the downtown and enhancing urban competitiveness."
