POSCO Engineering & Construction announced on the 19th that it will open the model house for 'The Shop First World Seoul', which is set to be built on the site of the Sangbong Terminal in Seoul, on the 20th and start full-scale sales.
The Shop First World Seoul, located in the area of 83-1 Sangbong-dong, Jungnang-gu (Sangbong 9 Redevelopment Promotion District), will be constructed as a total of 999 housing units, with 5 buildings ranging from 8 basement floors to 49 above ground, and exclusive areas from 39 to 118㎡. Of these, 800 units will be available for general sale.
The number of units for sale by exclusive area includes ▲50 units at 39㎡ ▲35 units at 44㎡ ▲41 units at 59㎡ ▲244 units at 84㎡ ▲346 units at 98㎡ ▲84 units at 118㎡, featuring a variety of sizes from small to medium-large types. The complex will be oriented mainly towards the south for all units.
Applications can be made through the Korea Real Estate Board's application home, with special supply starting on the 24th and first priority applications taking place on the 26th. The announcement of successful applicants will be on Jan. 3, and contracts for winners will be held over three days from Jan. 14 to 16. Move-in is expected in the second half of 2029.
For first priority applications, a subscription deposit must be held for at least 12 months, and anyone over the age of 19 can apply regardless of household head or member status if they meet the regional and area deposit requirements. Residents of Incheon and Gyeonggi, as well as Seoul, can also apply. Homeowners qualify for first priority applications regardless of the number of dwellings owned and there are no restrictions on re-application.
For the exclusive areas of 98 and 118㎡ types, a down payment of 5% will be applied, with the first down payment set at 50 million won, requiring the balance excluding the first down payment to be paid within 30 days, making initial funding easier for buyers. In addition, the exclusive areas of the 39 and 44㎡ types will offer interest-free interim payment benefits, thus reducing the burden of home purchasing and enhancing investment value.
The Shop First World Seoul will be located in the Penta Station area, within walking distance of Sangbong Station and Mangwoo Station, providing convenient access to five transit lines including Line 7, Gyeongui-Jungang Line, Gyeongchun Line, KTX, and the planned GTX-B line. Various amenities like Costco, Homeplus, Enter6, CGV, Seoul Northern Hospital, and Seoul Medical Center are conveniently located, and more than 29,000㎡ of retail and cultural facilities are planned for the low-rise part of the complex from the basement level to the 2nd floor.
Additionally, schools such as Myungmok Elementary, Junghwa Elementary, Sangbong Middle, Jang-an Middle, Junghwa High, and Hyewon Girls' High are nearby. Jungnangcheon Stream, Bonghwa Mountain, Mangu Mountain, Bonghwa Mountain Neighborhood Park, and Jungnang Family Camping Site are also close. Furthermore, the Sangbong Redevelopment Promotion District, starting with The Shop First World, is planned in the surrounding areas of Sangbong Districts 7, 9-I, and 13, which is expected to significantly improve the residential environment.
