Hanyang announced on the 11th that it will open the model house for 'Pyeongtaek Brain City Sujin,' which supplies Pyeongtaek Brain City in Pyeongtaek, Gyeonggi Province, on the 13th and will commence an official sale schedule.
Pyeongtaek Brain City Sujin is located in the Brain City site 8BL in Pyeongtaek, Gyeonggi Province. It will be built with 6 buildings spanning from 2 underground floors to a maximum of 34 above ground, totaling 889 households. The exclusive area consists of 232 units of 59㎡ and 657 units of 84㎡.
The subscription schedule will start with special supply registration on the 16th, followed by first priority subscription on the 17th and second priority subscription registration on the 18th. The winners will be announced on the 27th of this month, and document submission will take place from the 28th to the 30th. Regular contracts will be held for three days from January 6 to January 8 of next year at the model house.
The selling price for Pyeongtaek Brain City Sujin has been set at around 346 million won for the 59㎡ type and around 456 million won for the 84㎡ type. Calculating the average selling price per 3.3㎡ gives about 14.35 million won, and including balcony expansion, it remains approximately 14.53 million won. This is the lowest level among the complexes supplied in Brain City and is about 4.77 million won cheaper per 3.3㎡ compared to other complexes supplied in the old downtown of Pyeongtaek last October. Amid a rising trend in selling prices due to increases in labor costs and raw material prices, the average selling price for complexes supplied in Gyeonggi Province until November of this year is about 20.06 million won (excluding expansion costs) per 3.3㎡.
Pyeongtaek Brain City Sujin offers 11 types of free items when balcony expansion is chosen. The specifics include a hallway pantry with a system shelf for enhanced space efficiency, built-in wardrobes for bedroom 3, a dressing room with a system shelf, and system furniture-style powder rooms, along with free kitchen options such as a refrigerator space, kimchi refrigerator space, electric oven, square sink, and food dehydrator.
To minimize the initial burden on consumers, Pyeongtaek Brain City Sujin also set the contract conditions at a flat rate of 10 million won upon signing, with a total contract deposit set at 5%. This is more than halved compared to the typical deposit of 10% to 20%.
The design of the complex is also excellent. All units are designed with a plate-type 4-bay structure that is advantageous for sunlight and ventilation, and a large central square with grass has been established in the center of the complex to provide rich greenery and spacious openness. Surrounding the central square, there will be a residents' café and a children's playground that fosters children's sensitivity and creativity. The community on the underground first floor will include a golf practice range, fitness center, kids' gym, kids' café, small library, reading room, and shared office.
