Chairperson Lee Eog-weon on the 14th outlined key issues ahead of a policy forum on real estate in the finance sector at a Cabinet meeting. The main issues are easing loan regulations for end users such as young people, whether to tighten regulations on jeonse loans, and easing relocation loan rules.
The Chairperson pointed to the need to adjust loan regulations and expand policy lending to support end users such as young people. The Chairperson said, "There are sharply divided views between those who say regulations on mortgage loan and standards for policy mortgages should be eased to help end users secure their own dwellings, and those who say the current standards should be maintained or further tightened out of concern that the dwellings market could be stimulated."
The Chairperson explained that there are conflicting views between those who argue that jeonse loans should be left untouched because they are a system to support funds for those without dwellings, and those who argue that regulations should be tightened because jeonse loans prop up jeonse and sale prices and, through gap investing, become a factor that stimulates the real estate market. The Chairperson also said opinions are split between those who argue that regulations should be lifted from a supply expansion perspective for the smooth relocation of association members, and those who argue that the current standards should be maintained because it could be linked to speculative demand.
President Lee Jae-myung said, "Isn't real estate the biggest problem in Korea?" and added, "It is so complex and sensitive, and even what seems trivial is a major agenda item that has an enormous impact, so there is no end if we try to talk about it. We need to pick what is important for the discussion to work."
The Financial Services Commission (FSC) plans to hold a real estate forum on the 15th on the theme of finance to gather public opinion. It also plans to collect public views online alongside a free discussion among panelists. On the 23rd, a comprehensive forum that President Lee Jae-myung will attend in person is also planned.
