Koramco Asset Management acquired the large logistics center "Logis Point Hobeop" in Icheon, Gyeonggi Province, moving to expand its logistics asset investments.
On the 11th, according to the investment banking (IB) industry, Koramco Asset Management acquired the Logis Point Hobeop logistics center in Hobeop-myeon, Icheon, Gyeonggi Province, for about 93 billion won through Koramco SC Logistics Real Estate No. 161-3 Investment LLC. The transaction is the second logistics center investment carried out by Koramco Asset Management's Industrial Division, and it secured an additional asset about half a year after the division was established last year.
Logis Point Hobeop is an ambient-temperature logistics center with a total floor area of about 49,600㎡, developed with Hanyang Industrial Development in charge of development and construction and Mastern Investment Management participating as the asset management company (AMC). It features a structure that allows truck docking on every floor and large floor plates, providing high efficiency in logistics operations.
Global sports brand Nike and HYL, a logistics company affiliated with Hanyang Industrial Development, are leasing the entire space, securing a stable rental revenue base.
Its locational competitiveness is also cited as a strength. With excellent access to the Yeongdong Expressway and Jungbu Expressway, it takes about an hour to reach major cities in the Seoul metropolitan area via the Deokpyeong interchange (IC) and Seoicheon IC. The Icheon–Yeoju–Deokpyeong area is a representative logistics cluster in the southeastern Seoul metro, where major logistics companies and third-party logistics (3PL) firms are concentrated, forming stable logistics demand.
Koramco Asset Management recently revamped its investment strategy by introducing a co-CEO system and building specialized teams for key real estate sectors, including offices, data centers, and logistics. Since then, it has successively acquired the Yeouido Hyundai Motor Securities Building, Bundang Doosan Tower, and the Euljiro UFive Hotel, and it is also pushing large data center development projects in Jangnim, Busan, and Uijeongbu.
Koramco Asset Management's assets under management (AUM) total about 54 trillion won, the second largest among domestic real estate asset managers after IGIS Asset Management. Koramco Asset Management plans to continue expanding its logistics asset investments, using this transaction as a springboard.
Yoon Jang-ho, CEO of Koramco Asset Management, said, "We secured an asset with a stable tenant base within the Deokpyeong–Seoicheon logistics cluster at a competitive price, establishing a meaningful revenue base," and added, "We will actively expand commercial real estate investment opportunities based on our sector-specialization framework."
