The value of the building in Hongdae purchased by AKMU's Lee Chan-hyuk has increased by about 2 billion won in five years.
On the 20th, according to the real estate industry, the small building near Hongdae Entrance Station in Seoul, which Lee Chan-hyuk acquired in 2020, is currently estimated to have a price per pyeong (3.3㎡) of 71.8 million won. Based on this, the total value of the building is estimated to be around 6.8 billion won.
Previously, Lee Chan-hyuk purchased a small building with a basement level and four above-ground levels near Hongdae Entrance Station in Seoul for 4.75 billion won in 2020. It is reported that Lee Chan-hyuk took out a loan of approximately 1.8 billion won at the time of the purchase.
The building, completed in 1989, underwent remodeling in 2016 and is located in the heart of the commercial district, a 3-minute walk from Hongdae Entrance Station. As a result, Lee Chan-hyuk is known to have made the transaction about 20% cheaper than the surrounding market prices at the time of purchase.
The building houses various businesses, and some space rental revenue is at 3.15%. If the entire building is leased, it is expected to achieve a maximum revenue rate of 4.5%. In 2023, Lee Chan-hyuk gained attention by hosting the exhibition 'Fountain of Inspiration' using the basement level and the first floor of his building.
In the meantime, the value of the building purchased by Lee Chan-won for 4.75 billion won is estimated to have increased by about 2 billion won in five years. The investment revenue rate compared to the purchase price is approximately 43%.
Meanwhile, Lee Chan-hyuk is currently operating a multi-cultural space 'Lee Chan-hyuk Fountain of Inspiration' in Hapjeong-dong. Lee Chan-hyuk's exhibition 'Lee Chan-hyuk Fountain of Inspiration: The Last Drop' is scheduled to be held from July 19 to August 10.
